Overview

Course Description:

This foundational program is designed for title insurance professionals, underwriting counsel, and commercial real estate attorneys who handle high-liability transactions. Using practical examples drawn from real-world policy structures, the course explains how to calculate "single risk" across multi-policy transactions, including different estates, different interests, simultaneous owner and loan policies, and portfolio deals. Participants will gain a clear understanding of reinsurance fundamentals, including key terminology, the ALTA Facultative Reinsurance Agreement, and how liability is distributed between ceder and reinsurer.

The program also distinguishes reinsurance from coinsurance, clarifying underwriting control, premium allocation, and insured relationships. In addition, it addresses statutory limits, customer-imposed limits, internal thresholds, and the practical steps in the reinsurance process-from questionnaire submission to confirmation letters. Attendees will leave with the tools to evaluate when reinsurance is required, structure transactions compliantly, and confidently manage exposure in complex commercial deals.

Learning Objectives:

  1. Identify how to calculate single risk in multi-policy transactions involving different estates, interests, and portfolio structures

  2. Distinguish between reinsurance and coinsurance, including underwriting authority, premium distribution, and insured contact

  3. Analyze how primary, secondary, and tertiary liability are allocated between ceder and reinsurer

  4. Evaluate statutory limits, customer-imposed limits, and internal company thresholds to determine when reinsurance is required

  5. Apply the step-by-step reinsurance process, including submission requirements and agreement finalization, to real-world transactions
