This exciting program is Part II to "Self-Directed IRAs: The Fastest Growing Segment of Retirement Investing," and examines 9 case studies on different types of self-directed IRA investment scenarios. Creativity, partnering and structuring different investments properly are part of this hour. Although many self-directed IRAs are aimed at those looking at real estate, you will learn that real estate is but one of many investments that can be made within an IRA. Step by step instructions on the process are illustrated using a typical real estate deal as a model. The course will also address tax reporting through file 1065, tax strategies for distribution, and tax consequences of moving into a new property as well as leverage within an IRA and the implications of such leverage – Unrelated Business Income Tax, which is addressed in more detail in Part III of this series.

III. Know how to partner an IRA with the beneficial owner of the IRA.
IV. Comprehend the ability of an IRA to purchase real estate with debt leverage.
V. Describe what a preconstruction sale is.
VI. Evaluate a mortgage with a deed of trust.
